One licensed paint contractor for the whole job: washing, scraping and patching, priming, and the finish coats on walls, trim, cabinets, decks and commercial buildings.

  • Bright living room with white built-in shelves, crown molding and a fireplace
    Walls · ceilings · trim · doors

    Interior painting

Walls, ceilings, doors, baseboards, crown molding, stair railings and built-ins, with floors and furniture covered before we open a can.

  • White stucco home with a red tile roof and an arched entry
    Stucco · siding · fascia · eaves

    Exterior painting

Stucco, wood and fiber-cement siding, fascia, soffits, eaves, window trim and exterior doors, washed and prepped for the Southern California sun.

  • Office hallway lined with glass-walled rooms
    Offices · retail · warehouses

    Commercial painting

Offices, storefronts, warehouses and apartment buildings, including repaints and scheduled maintenance for property managers.

  • White shaker kitchen cabinets around a farmhouse sink
    Cabinets · doors · millwork

    Kitchen cabinets

Kitchen and bath cabinets cleaned, sanded, primed and refinished in paint or stain for a new look without new boxes.

  • Joint compound being spread with a drywall knife
    Patch · repair · texture

    Drywall repair & texture

Holes, cracks, dents and damaged spots repaired, with orange-peel or knockdown texture matched so the fix disappears under the new paint.

  • Hand sanding wood slats before finishing
    Wash · scrape · sand · caulk · prime

    Prep & minor repairs

Pressure washing, scraping loose paint, sanding, caulking gaps and stain-blocking primer, so the finish coats go onto a clean, sound surface.

  • Black metal gate set in a painted white brick wall
    Stucco · metal · railings

    Protective coatings

Elastomeric coatings for exterior stucco and rust-inhibiting primers and finishes for metal doors, frames and railings.

  • Cedar privacy fence along a backyard patio
    Decks · fences · gates

    Stain & clear finishes

Stains, sealers, varnish and clear coats on decks, fences, gates, doors and interior woodwork.

We work within our C-33 painting and decorating license. Drywall repair and texture are done as part of a paint job. If a job needs new drywall hung, stucco, dry rot or structural repair, we will point it out at the estimate so the right trade can handle it first.

Father to son

Our story

P&S Painting starts with David Pelache.

David learned to paint in San Jose, California, and spent more than 50 years in the trade — five decades of prep work, brush work, and doing things the right way. He's retired now, but everything this company stands for came from him.

His son Johnny grew up around the trade and learned it from his dad. Today Johnny runs the business side of P&S Painting, and the standard David set is the standard on every job we do.

Our mission

“My father taught me this trade — and more importantly, he taught me what it means to do it right. A man's work is his word. That's why at P&S Painting, everything we do is built on what he instilled in me: respect the craft, respect the home, respect the customer. We treat every house like it's our own, and we don't call a job done until you're completely satisfied.”

The crew

Meet the team

These are the people who will be walking into your home. We wouldn't have it any other way.

  • Johnny Pelache

    Owner

Johnny runs P&S Painting. He handles the estimates, the scheduling, and the customer relationships — and he learned the trade from his father, David, so he knows what a job done right looks like.

  • Stevie Adams

    Lead painter

Stevie is our main painter, trained by David Pelache himself. He worked alongside David for years, and he carries that same standard onto every job — clean lines, careful prep, and a home left better than he found it.

How a job runs

From walkthrough to final walkthrough

Most of a good paint job happens before the finish coat. Here is the order we work in.

  1. Walk the job

We look at every surface with you, measure, note repairs and give you a written estimate.

  2. Pick colors & sheen

We help you choose colors and the right sheen for each room or surface, then sample them in place.

  3. Protect & prep

Floors, fixtures, windows and plants get covered. Then we wash, scrape, sand, patch and caulk.

  4. Prime & paint

Primer where the surface calls for it, then finish coats by brush, roller or sprayer.

  5. Touch up & clean up

We walk the finished job with you, fix anything we find, pull the masking and leave the site clean.

Questions people ask before hiring a painter

Is Pelache & Son's Painting licensed and insured?

Yes. Pelache & Son's Painting Inc. is a California C-33 Painting and Decorating contractor () and carries general liability insurance. You can look up the license on the Contractors State License Board site at cslb.ca.gov/1163620.

Do you paint both homes and commercial buildings?

Yes. We paint single-family homes, condos and apartments as well as offices, retail spaces and warehouses, interior and exterior.

What prep work is part of the job?

Washing, scraping loose paint, sanding, patching small holes and cracks, caulking gaps, spot or full priming, and masking everything that is not being painted. Prep is the biggest factor in how long a paint job lasts.

When is the best time to paint an exterior in Southern California?

Most of the year works here. Exterior paint needs a dry surface and moderate temperatures to cure, so we avoid rainy winter days and, inland, the hottest summer afternoons. Near the coast, the morning marine layer can leave surfaces damp until it burns off. Interior painting can be done any time of year.

Do I need HOA approval to change my exterior color?

Many HOAs and some historic neighborhoods require approval before an exterior color change. Check your community's rules first. We can give you the color names and samples your application asks for.

Can you refinish kitchen cabinets instead of replacing them?

Yes. If the cabinet boxes and doors are sound, we clean, sand, prime and refinish them in paint or stain.

How do I get an estimate?
